Why Pictures and Staging Matter

I haven’t been in the game of real estate photography long. In fact, I sort of fell into it when I offered to touch up some photos that a realtor friend of mine had taken. There is more for me to learn, but what I do know is this…

If a picture is worth a thousand words, what are your property pictures saying that you wish they weren’t?

Staging is the art of arranging furniture, lighting and various interior design accoutrements to enhance the appeal of the space. Real estate photography further amplifies the positive aspects of a listing through the use of specific camera angles, focal points, lenses and lighting. Properly staging a space and taking high quality pictures can make or break a potential sale/lease.

Here is an example of the difference between staging and professionally photographing a space and just taking some pictures. The first set of pictures were taken by the listing agent and posted. Only three inquiries were made to the listing.

I staged and reshot the space. This second set of pictures are the ones that I took and edited, and were re-posted to the listing. The inquiry count for the listing jumped to 15 the first day.
